Two of the most common issues that the licensee will face daily in their real estate business, are discussing agency law and fair housing laws with their clients. This class will overview Fair Housing, the history, the laws both federal and state and the methods to make sure the licensee and their clients stay compliant with the law. We will also look at some of the most recent issues regarding fair housing and discuss scenarios that may occur. The second section of this class we will explore agency law in Minnesota as well as the fiduciary duties and responsibilities licensees have with their clients. We will discuss what agency relationships are allowed under the law and when and how to discuss these options with the client.


Objectives:
* Overview the history and effects of Fair Housing in real estate
* Understand the protected classes and the laws that pertain to Fair Housing both on the federal and state level
* Discuss the enforcement of Fair Housing laws both from a legal aspect as well as from the Realtor Code of Ethics
* Talk about current Fair Housing issues, cases, and hot topics
* Understand the definitions and roles of the licensee in representation
* Discuss each of the fiduciary duties as required under the law
* Review the proper use and timing of the Agency Relationship form as well as discuss the options for representation under the law
* Review common questions and compensation discussion in relation to the representation of a client

This course has been approved by the Minnesota Commissioner of Commerce for 3.75 hour of Real Estate Continuing Education. (COURSE ID: 1038525)

This course satisfies 1 hour of Fair Housing required by the Department of Commerce every licensing cycle for licensees.
